Engineered or solid hardwood?

Engineered for most modern installs: more stable in Irish humidity, works on concrete subfloors and over underfloor heating, easier to install. Solid for period homes, where you want maximum sanding lifespan (4–6 sands vs 1–3 for engineered), or where the heritage feel of solid is important. Cost is similar at like-for-like quality. Engineered with a 6mm wear layer can be sanded 3–4 times — adequate for a lifetime of normal wear.

Why does timber need to acclimatise?

Wood expands and contracts with humidity. Boards delivered fresh from a warehouse have different moisture content from your home's conditions. If fitted immediately, they may shrink (gaps appear) or swell (cup, lift) in the first weeks. Acclimatisation — leaving the boards stacked in the room for 1–2 weeks before fitting — lets the wood reach equilibrium with your home. Skipping this is the most common cause of floor failure within the first year.

Can I refinish an existing hardwood floor?

Yes, if it's solid timber (or engineered with sufficient wear layer). Sanding removes 1–2mm of timber and reveals fresh wood for staining and sealing. Costs €30–€55 per m² total including dust extraction and finishing. Takes 2–4 days for a full ground floor. Engineered floors with thin wear layers (under 3mm) can usually only be sanded once if at all — check the spec before sanding.

Is hardwood OK over underfloor heating?

Engineered yes, solid generally not. Engineered's plywood substrate is dimensionally stable under temperature changes; solid timber moves more and risks cupping or joints opening. Use engineered specifically rated for UFH, with the recommended underlay (typically a thin foil-based underlay rather than thick foam). Set max floor temperature to 27°C surface to protect the timber. Most modern engineered oak is UFH-rated.

How long does hardwood floor last?

30–80+ years with proper care. Engineered with multiple sandings: 30–50 years. Solid hardwood: 80+ years and often outlives the building. Maintenance: keep clean of grit (most damage comes from grit ground in by feet), use rugs at entrances, refinish every 10–15 years to refresh the seal. The floor itself rarely fails — it's the finish that needs updating periodically.
